It therefore lies on the outskirts of St Peter Port, in close proximity to Admiral Park, the ports and the main arterial routes connecting St Peter Port to the Bridge and St Sampsons. Description

The Subject Property occupies just under an acre of land (3,787 sq m) and is accessed through a gated entrance to provide three independent warehouse units arranged around a central yard area with concrete surface.  In addition, the Subject Property benefits from two further yard areas in the upper section of the site and each comprising 4,618 and 2,185 sq ft.  These two areas benefit from a gravel and concrete surface.

Egress from the site is at its northern western end, which in turn, connects to Guelles Lane at its upper end.  Each unit is described in further detail below:

Unit 1 is split into to two parts totaling 6,625 sq ft.   This comprises a main warehouse, together with a trade counter with offices on the first floor. The trade counter benefits from kitchen and WC facilities to the rear with the first floor comprising a small office and meeting room with secondary staircase to the rear.

The warehouse is accessed via loading bay doors accessed from the yard area and enjoys translucent roof panels and LED lighting and concrete flooring. The warehouse is 3.4m to the eaves and 5.8m to the pitch.

Unit 2 comprises 8,834 sq ft and is situated to the north-west of the side and is directly adjacent to Unit 1.  It has two loading bay doors and is of a similar specification to Unit 1 but has a mezzanine floor.   The warehouse totals 5,625 sq ft together with 3,209 sq ft of mezzanine.   It is 3.5m to the eaves and 5.8m to the pitch.  

Unit 3 comprises 4,658 sq ft which includes 2,442 sq ft of warehousing and 2,216 of mezzanine space. It is located closest to the entrance of the site. The warehouse is again of a similar specification to the other units with a  large timber framed loading door which is ideal for larger and wider vehicles.   The mezzanine spans nearly the entire unit.  This unit also has its own wc facilities and is 4.4m to the eaves and 6m to the pitch.   

The Landlord would remove the mezzanine floors if these were no longer required by any incoming tenant.  The upper yard areas together comprise 6,803 sq ft and can be let with any of the units, either separately or as a whole.
