Location

The Former Education Offices are located on the western outskirts of St Peter Port, near the top of Grange Road. It lies approximately 0.5 miles to the west of St Peter Port's town centre and is a 5 minute walk from the amenities it has to offer.

Vehicle and pedestrian access to the site is from Grange Road with an additional pedestrian access onto La Couperderie through the main building. As such it is well located and connected to the wider road network with good access to public transport.

The site is served by a hard surface car park and has elements of landscaped areas.

Planning

Under the Island Development Plan, 2016, the site is located within the St Peter Port Main Centre Inner Area and also falls within the St Peter Port Conservation Area. As the site is designated as a Housing Allocation site, the policies of the plan are generally supportive of residential redevelopment.

A Development Framework has been prepared in this respect and was adopted in September 2019. This allows for a comprehensive scheme for the whole site in order to make the most effective and efficient use of land. The demolition of the non-protected buildings is therefore encouraged, as is the redevelopment of the hard standing areas which may provide an opportunity to improve the landscaping of the site.   

The exact number of residential units on the site will depend on the detailed design but proposals will be expected to provide a mix and type of housing that is reflective of the demographic profile of households requiring housing.
